SAFETY NOTICE–IMPORTANT

BECAUSE OF NATURAL OCEAN SIDE DETERIORATION SOME FAIRLY EXTENSIVE RESTORATION WORK IS BEING PERFORMED ON THE BALCONIES AS WELL AS THE PLANNED FOR REPLACEMENT OF THE METAL SAFETY RAILINGS. DURING THIS PERIOD IT IS NECESSARY FOR THE SAFETY OF OWNERS AND THEIR GUESTS TO SUSPEND ACCESS TO THE BALCONIES WHERE THE WORK IS BEING PERFORMED. WE ARE WELL AWARE THAT THIS IS AN INCONVENIENCE, AND WE APOLOGIZE FOR THIS NECESSITY; HOWEVER, YOUR SAFETY IS OF THE UPMOST CONCERN TO THE BOARD OF DIRECTORS. IN ADDITION TO OUR CONCERN FOR THE SAFETY OF UNIT OCCUPANTS, OUR INSURANCE COVERAGE PROHIBITS ACCESS TO WORK AREAS EVEN WHEN WORKERS ARE NOT PRESENT. FURTHERMORE, SAFETY REGULATIONS BY OSHA ALSO PROHIBITS ACCESS TO THESE WORKS AREAS. IT HAS COME TO OUR ATTENTION THAT SOME OWNERS HAVE DISREGARDED THE BAN ON ACCESS TO THE INCLUDED BALCONIES. SUCH INFRACTIONS COULD RESULT IN THE CANCELLATION OF OUR INSURANCE AS WELL AS SUSPENSION OF ALL REPAIR AND REPLACEMENT WORK. LOSS OF OUR INSURANCE COULD POSSIBLY RESULT IN THE NECESSITY TO SHUT DOWN THE BUILDING ENTIRELY. WHICH, OF COURSE, WOULD RESULT IN NO ONE HAVING ACCESS TO THEIR UNITS. SHOULD THIS OCCUR, THE OFFENDING PERSONS WILL BE DEALT WITH BY WHAT EVER LEGAL OPTIONS ARE OPEN TO THE ASSOCIATION ATTENTION ALL OWNERS AND GUESTS
